Building for Sale in Hewlett Business District (Updated)

Commercial property can provide up to four rental incomes.

A building comprised of four storefronts in the heart of Hewlett, each with a backyard garden, full basement and high ceilings, has been put on the market.

“With proper permits, a second floor could be added on to create residential apartments for additional income,” said Annette Samant of Prudential Douglas Elliman Real Estate. “This would be a great opportunity for a entrepreneur or for a self-user, because two stores will be empty when they buy the building. They can use one or two of the vacancies for their own business and then get a nice rental income from the others.”

Two of the stores are adjoined and are occupied by  at 1179 Broadway. They can be rented as one large store or two separate stores. The owner of Bix plans to relocate his business locally to a larger facility when the building is sold.

Two remaining stores,  and Psychic Readings, have leases that are still in effect. The owner of the nail salon, who preferred not to give her name, said she has a lot of competition in the area, so she doesn’t want to lose current or future clients if they mistakenly think she will be leaving when the building is sold.

Each of the four stores are approximately 1,000 square feet. The building is listed for $885,000, but the price is negotiable.

“We could really use a good deli around here where you can get a good sandwich and a cup of coffee,” said Ronnie, the owner of the building, who did not want to give his last name.

Two designers from , which is on the same block, would like to see a kosher café move into the vacancy. Both Catherine Santana and Rivky Klein say that traveling to Cedarhurst every time they want a nice kosher lunch is not always convenient. Having a kosher eatery in the middle of Hewlett would be a boon for the town, they said.

“There really are no kosher restaurants in this area,” Klein said. “It would be nice to have something like  over here. I think if there was more of a variety of stores and restaurants, things would pick up in this area.”

Samant agrees that the vacant stores would be perfect for some type of eatery, especially if the tenant took advantage of the backyard by creating an outdoor dining area.

“I also think that a laundromat is something that’s really lacking in the Hewlett-Woodmere area, and the vacancy would be a great location for it,” she said. “There are a lot of possibilities for anyone interested in buying the building or taking over the two vacant stores, because I think that Hewlett is on its way to becoming a new prominent food and shopping destination in the Five Towns.”
