Cedarhurst Building Has Several Vacancies

Several executive offices and one suite currently remain available on Central Avenue.

A few spaces are available at a large mini-mall-like commercial building in the heart of Cedarhurst's business district.

There are currently four executive offices, ranging from 110 to 160 square feet, and one suite, which is around 1,000 square feet, for rent at the Cedarhurst Center. Executive offices have an asking price of $550 a month, including utilities and Internet access, while the suite starts at $3,000 a month. All tenants have 24 hour access to conference rooms and storage space located in the basement.

Sherri Slochowsky, the building's agent at Weissman Realty Group, said the spaces at 445 Central Avenue are in the perfect location for business in Cedarhurst.

“It is a premier office building, centrally located, close to the railroad as well as municipal parking,” Slochowsky said. 

Village officials have boasted in the past that Cedarhurst has a vacancy rate around 7 percent, which is lower than neighboring Long Island communities.

Some businesses in the three-floor office building include , , and the .

“It’s very nice being here,” said Amy Haimm, owner of Sunflowers Hats and Accessories. “It’s secure, they keep the building locked at night and they have security cameras so it’s safe too.”

Haimm said she believes the times are changing in the neighborhood, partly due to the recent stream of warm weather.

“We are starting a new season, so the weather is beautiful and the people are starting to come out again,” she said. “The traffic flow is good and it’s an eclectic neighborhood with all different types of stores.”

David Hertz, owner of  on the ground floor, links the current vacancies to a sign of the times, however, he too believes the tempo of the neighborhood is changing. 

“The neighborhood is starting to attract a lot more traffic than it used to,” Hertz said. “This block has become a focal point in just the last few weeks.” 

His only criticism of the neighborhood is its parking restrictions, theorizing that it may be one of the factors keeping some businesses out.

”You should be on top of your meter, but if you forget, they get you right away,” he said.

Hertz praises the building’s management offices, Andrew Property Services, explaining that they work closely with businesses in the center.

“The management in this building is great,” Hertz said. “Anything that I needed, they made it real easy to work with.”
