Nassau County Office of Assessment has released the 2012-2013 School Taxes this morning.
Have a strong cup of coffee and sit down before you take a look.
If you did what I did and hired one of the many tax reduction attornies out there to lower your assessment (they do not lower your taxes) and paid them for half of the anticipated tax savings based on the new assessment, you might be surprised to see that your taxes did not go down at all.
It seems to be all a numbers game. Everyone challenges their assessments and they are given an assessment reduction to keep them happy. Then they change the formula so the taxes don't go down regardless.
For example on my house: My old Assessment was 1438. The Tax Rate per 100 of Assessed Value for School Taxes was 998.928 making my school taxes for last year $14,364.58 before the STAR.
So for the 2012/2013 School Year the taxes came out this morning. I paid a firm over $500 for the lowering of my assessment to 1265. They figure that if the Tax Rate Per 100 of Assessed Value stayed the same, I would be saving over $1,000 on my taxes. BUT in reality the actual Tax Rate per 100 of Assessed Value is now $1,141.66 making my school taxes $14,442 — an increase of $77. So, no savings in reality, but they get paid based on the fantasy number.
For the upcoming tax year 2013/2014 I fought them on my own, and received a reduction of my assesment of approximately 15%. We will see what that does to my taxes next year.
